HEATING & COOLING: High Efficiency 3½ ton, open-loop, water-source, Geo-thermal heat pump keeps the house comfortable in weather conditions from -40°C to +40°C with no need for backup heat. Uses approximately 3 gpm for cooling, 5 gpm for heating. Domestic hot water adapter included but not installed. Compressor, flow control valves, and blower motor recently replaced. Honeywell Electonic air cleaner filters whole-house air volume every 40 minutes. HRV: Heat recovery ventilator exchanges entire volume of air in the house with fresh outside air every 3 hours and provides continuous bathroom exhaust and humidity control. ELECTRICAL: 400 AMPS main service split to (2) 200 AMP Stab-Lok panels. SEPTIC SYSTEM: 1000 gallon Orangeville Precast tank. 400’ (8x 50’) tile weeping bed. System was pumped 4 years ago after 13 years of use, and had only 50% solid fill in tank. ARCHITECTURAL HOUSE FEATURES FRAME CONSTRUCTION: House is framed with 2x6 exterior walls. Ceiling drywall finished in Span-Tex "orange-peel" texture for ease of painting and cleaning. EXTERIOR: Ariscraft Stone at front, garage face, and ends. Pressure-treated and pressure-stained Maibec wood siding on back. Aluminum fascia and continuously vented soffit, seamless aluminum eaves trough. Storm drain system takes downspout outflow underground to perimeter of yard area. WINDOWS & DOORS: All windows & patio doors are fiberglass frame & vinyl glazing strips by Inline Fiberglass. All 5/8" thermo pane units have Low-E coating. Patio doors are Inline "van-door" style with high security (jimmy-proof) and airtight closure. DECKING & POOL: Two ten-foot wide decks (one 32' long, one 40' long approximately) extend from main-floor walkouts. Family deck has large covered area, and barbecue outlet from main propane system. Private deck has enclosed hot-tub room off the master bedroom walkout. Steps lead from lower walkout patio, and from upper family deck to a 38' x 44" pool deck around the 30' round above-ground pool with water-slide.
