The buyers of cottages do not obtain ownership of land in fee simple, but rather a lease of land from the corporation, which is not described by exact measurements, but rather simply that the lease covers the area on which the cottage sits, and by a general description also covers land which has over the years been designated as attached or affixed to that particular cottage.  No exact boundary lines are designated. The buyer has the use of the common grounds which include the first lake and 66 feet of land surrounding the lake and second lake together with 20 feet surrounding as well the entrance creek and the outlet creek.

There are 34 common shares and this cottage would have a one thirty-fourth interest in all of the lands owned by the corporation subject to the specific leases.  Buyer approval by the corporation is required in all offers.  The buyer will be charged a $1,000 transfer fee on closing.  Because of its recreational status, full time residency is not allowed, but an accumulative 8 months of the year residency is permitted.

Taxes are paid to the corporation, approximately $1,950 per year, which includes a common elements charge of approximately $700 for maintenance of grounds & snow removal etc.
